Hard Money & Investment Financing
Hard money financing is an alternative option for eligible real estate investment or business-purpose transactions. Lenders generally place substantial emphasis on the property and proposed transaction.
What to consider
- Bridge, renovation or other investment structures may be available depending on the lender.
- Rates, fees, repayment terms and maturity can differ substantially from conventional financing.
- Some loans may include a balloon payment or prepayment charge.
- Property, borrower qualifications, documents and closing conditions still require lender review.
- A particular closing date or approval is not guaranteed.

Does it fit my property and loan purpose?
Explain whether the transaction is an eligible investment purchase, refinance or another business-purpose scenario. Property-focused lending does not mean that every occupancy type is eligible. A program for an investment property should not be assumed to work for a primary residence.
Plan for the full repayment obligation
Compare the rate, fees, term, payment structure and any balloon or prepayment conditions. Discuss how you intend to repay the loan at maturity and what happens if a planned sale or future refinance is delayed. Future financing is subject to qualification and availability, so it should not be treated as guaranteed.
