Where do you offer mortgage services?
Primary-residence mortgage services are offered in Florida. Investment-property financing availability depends on applicable state requirements and lender guidelines. Availability for a particular transaction depends on the state, loan purpose, property, applicable licensing requirements and lender guidelines. Contact us to confirm your scenario.
What loan programs can I explore?
Explore conventional, FHA, DSCR investor, foreign national, hard money and refinance options. Eligibility, documentation and availability depend on the lender, property, loan purpose and your circumstances. A program description is not an approval or commitment to lend.
What are your mortgage rates?
Rates and annual percentage rates (APRs) vary with the loan program, credit profile, property, occupancy, loan amount, fees, points and market conditions. Contact LendEase for a quote with the applicable terms. An estimated rate or online calculator result is not a rate lock. Rates may change or may not be available at commitment or closing.
How much does a mortgage cost?
Costs can include principal and interest, lender and third-party fees, property taxes, homeowners insurance, mortgage insurance, association charges and other applicable expenses. An APR is different from the interest rate and reflects certain credit costs. Review the disclosures applicable to your transaction; an online estimate may not include every cost.
How quickly can you close?
We work quickly and have closed loans in as little as 14 days. Some loans take about 30 days, and others may take longer. Timing depends on the loan program, lender underwriting, appraisal, title and complete documentation. A specific closing date or approval is not guaranteed.
What credit score do I need?
There is no single score that applies to every program. Lenders consider the program, credit history, income or qualifying cash flow, assets, debts, property and other requirements. Contact us about the options available for your situation for your circumstances.
Can I buy a home if I am self-employed?
Self-employed borrowers may be eligible for financing. Documentation can vary by lender and program and may include tax returns, business records or eligible alternative documentation. Being self-employed does not by itself guarantee approval or remove all income-documentation requirements.
What down payment do I need?
Down-payment and equity requirements depend on the program, property, occupancy, loan amount, borrower qualifications and lender rules. Contact us to discuss a specific scenario and any assistance programs that are actually available. The same requirements do not apply to every borrower.
Can I use gift funds for a down payment?
Some programs permit gifts, subject to requirements for the donor, source, documentation and permitted use. Ask us about the guidelines for the loan you are considering before transferring funds.
What does alternative documentation mean?
Some alternative-documentation or investor programs use different ways to qualify a borrower or property. They do not mean no underwriting, no documents or guaranteed credit. Lender requirements for identity, assets, credit, property and other factors still apply. Confirm the exact documents required for your program.
How does a DSCR investor loan work?
A debt service coverage ratio (DSCR) program evaluates qualifying property income in relation to specified debt-service expenses. Calculation methods and eligibility vary by lender. These programs are generally designed for investment scenarios; they should not be presented as interchangeable with owner-occupied primary-residence financing.
What is the difference between prequalification and approval?
Prequalification is an initial assessment based on information provided and any review performed at that stage. Final approval generally depends on lender underwriting, verification, acceptable property and other conditions. Prequalification is not a guarantee of a loan or a commitment to lend.
Will starting an application affect my credit score?
The effect depends on whether and how a credit inquiry is obtained during the process. Review the authorization in the application and ask LendEase whether a soft or hard inquiry will be used before authorizing it. This website does not promise that every application has zero impact on credit.
Why work with a mortgage broker?
LendEase helps borrowers explore options from lenders and provides guidance through the mortgage process. A broker is distinct from the lender that makes the loan. Compare the total costs, terms and services available to you; working with a broker does not guarantee the lowest rate, lowest fees or approval.
How do I apply?
Use the Apply Now button below to open the designated application portal. Review the portal’s privacy notices, credit authorization and other disclosures before submitting information. For sensitive documents, follow the secure submission instructions provided for your application.
How can I check licensing information?
Search NMLS Consumer Access for LendEase Inc., company NMLS #2577937, and the individual loan originator assisting you. Check the relevant state license status and any additional regulator records. An NMLS number identifies a record; it is not itself a statement of approval, endorsement or authority in every state.
Where can I ask a privacy question or raise a concern?
Contact LendEase at info@lend-ease.com, main 954-210-2222 (WhatsApp available), or office 754-888-3273. Privacy details and available choices should be explained in the approved website policy and applicable financial privacy notice. You can also contact the relevant state regulator or the Consumer Financial Protection Bureau about a mortgage concern.
