Mortgage loan programs

FHA Home Loans

FHA loans are insured by the Federal Housing Administration and offered through participating lenders. They may be an option for eligible first-time or repeat homebuyers purchasing a principal residence.

What to consider

  • Borrowers must meet applicable credit, income, property and occupancy requirements.
  • FHA mortgage insurance generally includes upfront and annual charges.
  • Eligibility after past credit events depends on program requirements and lender review.
  • FHA financing is generally for a principal residence, rather than a vacation home or investment purchase.

Is FHA only for first-time buyers?

The existing program can be relevant to an eligible first-time or repeat buyer purchasing a principal residence. Explain your purchase plans and available funds so the lender can review the scenario. FHA financing should not be confused with a rental-property investor program or a promise that every buyer will qualify.

What belongs in the cost comparison?

Ask about the down payment, mortgage insurance, interest rate, closing costs and total monthly payment. Compare both the initial funds needed and ongoing costs with a conventional option. A payment calculator is an illustration; request the applicable lender disclosures for the actual terms offered.

What should I prepare?

Discuss credit, earnings documentation, available funds and the property you intend to occupy. Lender requirements and property review still apply, and a first-time-buyer label does not replace underwriting.
