W-2-Only Mortgage Documentation Options

LendEase offers access to W-2-only mortgage income-documentation options for eligible borrowers. If your earnings are reported on Form W-2, ask whether this approach fits the home you plan to buy and the records available for your application.

What does “W-2 only” mean?

It refers to a program’s income-documentation approach, not a promise that one form is the only document needed for the entire mortgage. Confirm which W-2 period and employment types are accepted and whether any other income or employment records are required in your scenario. Credit, identity, assets, down payment and property review remain separate application considerations.

What should I prepare for our conversation?

  • Which W-2 records the lender accepts for your circumstances.
  • How job changes, variable compensation or other income will be reviewed.
  • The remaining application documents and eligibility requirements.

How should I compare my options?

Compare this option with conventional financing or a written verification of employment program when appropriate. The lender must confirm which documentation route applies; a W-2-only program and WVOE program should not be assumed to have identical requirements.

Confirm whether the program fits a primary residence, second home or eligible investment property. Availability depends on the lender and transaction. A documentation option does not remove the requirement for accurate information, borrower qualification or underwriting approval.

Subject to lender guidelines, borrower eligibility, property requirements and underwriting approval. Program availability and documentation requirements vary.
