Asset Utilization Mortgage Options

An asset utilization mortgage option may help an eligible borrower whose assets are an important part of their financial circumstances. LendEase can help you explore lenders that evaluate eligible assets under a specified qualification method.

Which assets may count?

The lender determines eligible account types, documentation, access restrictions and how qualifying value is calculated. Not every asset or account balance is treated the same. Ask how funds needed for your down payment, closing costs and reserves affect the calculation and avoid assuming that the full balance is available for qualification.

What should I prepare for our conversation?

  • Which account statements and ownership records are required.
  • Whether the assets are accessible and eligible for the lender’s method.
  • How the lender separates qualification assets from funds needed to close.

How should I compare my options?

This approach is different from using a property’s rental cash flow in a DSCR investor loan. Ask about your intended occupancy and compare options for a home you will live in separately from investment-property financing.

Confirm whether the program fits a primary residence, second home or eligible investment property. Availability depends on the lender and transaction. A documentation option does not remove the requirement for accurate information, borrower qualification or underwriting approval.

Subject to lender guidelines, borrower eligibility, property requirements and underwriting approval. Program availability and documentation requirements vary.
